What you can build on your land is governed by Town Planning requirements. There isn’t a one size fits all solution and how many dwellings are permitted on a site, is often determined by minimum lot size before and after the development (sub division or strata title) to ensure planning regulations are achieved. The design will be an integral part of your application to make sure that setbacks, open space, infrastructure and density requirements have been considered.
Engaging a Town Planner for a feasibility assessment is worthwhile to gather as much detail as possible. We can assist in connecting you with the right people to discuss the early stages of your re-development.
There is a lot more to plan for when preparing a multi dwelling development and you will need Town Planning approval before we can apply for a Build Permit to commence construction. Unfortunately, there is no set timelines as one project may differ quite a lot from the other however with the right support and professional guidance, the red tape can be reduced.
Aspire Designer Homes has a strong partnership with specialists in this industry to provide you with a one stop solution to support your project.
Although a townhouse is usually a smaller/compact build, there are other considerations to factor into pricing such as site costs and infrastructure (connections, drainage) which adds to the overall price to build.
Aspire Designer Homes can assess your own concept or approved plans or provide a guide on the project cost once we have been able to assess your site and ideas in more detail.
Also known as ‘dual homes’ or ‘multi-dwelling residences’, dual occupancy homes can be attached side-by-side or contain two separate dwellings. A duplex can also sometimes be referred to as a dual occupancy home, however, the distinction lies in having separate titles where the land can be subdivided.
If you are planning to subdivide your land, a Land Surveyor will be required to draft the Plan of Subdivision and a Solicitor or Conveyancer will be required to register the Title.
It will be important to identify the building envelopes and what may restrict the construction of new homes before completing any subdivision (eg overlooking, private open space etc).
Our build zones are personalised with our customers in mind.
